An existing single famly cape house not functional for the family. The work proposes a 2-story addition off the back of the house allowing for a large kitchen with a pantry. A new mudroom added off the side entry which the family uses primarily. Reworking the first floor bathroom and creating a nice sized sunroom off the back. Upgrading and expanding the deck, while proposing a screen room. Upstair the addition creates an additional bedroom. Reworking the second floor bathroom to be smaller yet functional. Providing the master bedroom with a walk in closet and a primary bathroom off the back.

**Please note, I did visit the building this morning 3/9/26 and spoke with Branden Vigneault about this potential project. Â I understand that this will need to go to zoning for a special permit for the increased height of the existing garage as well as a variance for the setbacks on the front porch of the design. Â I would truly appreciate your review of this application so that I can potentially get on to the agenda of the ZBA board in April.Whole home renovation. Â Removing part of the existing structure (single car garage, breezeway, and kitchen), to pour a new foundation in the same footprint which will have a kitchen/mudroom/pantry on the first floor, and a new master bedroom on the second floor. Â This new addition will have a covered front porch. Â On the main part of the home, the existing 2nd floor roof will also be removed to add additional pitch (but to keep the same cape style look to match the neighborhood). Â 2nd floor will be reorganized from current layout to include 3 bedrooms in addition to the new master bedroom. Â The existing upstairs bathroom will be expanded to a full bath (currently a half bathroom). Â Lastly, a back deck will be relocated on the back of the home to be in a more private location and improve current setback non-conformance.
